PROPOSED PLAN

New homes would generate 60% fewer car trips than an office project.

The Quarry Redevelopment Plan

Several changes have been made to the plan to clean-up the former rock quarry on South Twin Oaks Valley Road.

The 17-acre property is currently zoned for a large commercial/office center. If developed as currently zoned, it would become the largest commercial/office center in San Marcos in what is primarily a residential neighborhood. This project is located entirely within a former rock quarry site and will not impact existing open space or habitat. 220 for-sale townhomes – attainable housing so desperately needed – are planned.

In addition to providing funding for local schools and exceeding the city’s parking standards, public access to South Lake and a mile-long trail along the lake’s perimeter would be created through a new parking lot and entry trail. A new “missing link” trail would connect South Lake, Discovery Lake, Ridgeline Trailhead and Double Peak Park creating a four-mile trail loop.

Public Process

Four Community Meetings have been held to date along with a Tour to show interested San Marcos residents the location of the new planned new parking and public access to South Lake.

The City will hold public hearings before both the Planning Commission and the City Council.
